Jelita Megamas' flagship development: a gated industrial park of 22 freehold 2½-storey semi-detached factories in the established Balakong industrial belt, within the Cheras–Kajang corridor and minutes from the Klang Valley's main arterial routes.

Suria 22 is a freehold development of 22 semi-detached factory units, each 2½ storeys, within Kawasan Perindustrian Balakong, one of Selangor’s most established industrial addresses. The site sits inside the Cheras–Kajang corridor with direct access to Kuala Lumpur, Kajang, Seri Kembangan and Sungai Besi.

The brief was straightforward and demanding: industrial buildings that work hard, and look like they were designed. Each unit puts a showroom and a factory floor with 31 feet of clear height on the ground, offices on the first floor and a warehouse level above, so an owner-occupier can run production, storage and administration under one roof without compromising how the business presents itself to its own customers.

Lots start at 60 feet by 140 feet, with built-up areas from 6,751 to 12,990 square feet. Internal roads are 66 feet wide to take lorries and containers, and each unit has a 200 AMP three-phase supply and a floor loading of 1.5 tonnes per square metre.

Construction is progressing block by block, with structural works, facade installation and fit-out running in parallel across the site. Target completion is December 2026.
